Dermody Announces Full Lease-Up of LogistiCenter® at 55 in Southern California
Dermody announces both buildings at LogistiCenter® at 55 are fully leased to one of the nation’s fastest-growing defense technology companies. The customer, headquartered in Orange County, has leased all of Building 1 at 1101 Bell Avenue (134,004 square feet) and Building 2 at 1100 Valencia Avenue (177,766 SF). It will consolidate additional storage and research and development into one central location, minutes from its headquarters and employees.
“Proximity to our customer’s headquarters, combined with the building’s state-of-the-art specifications and speed to occupancy, made LogistiCenter® at 55 the strategic choice for its continued growth,” said Matt Mexia, Southern California Partner at Dermody. “Space of this quality is difficult to replicate in the Greater Airport Area, and rarely at this scale.”
Southern California remains one of the nation’s most competitive logistics real estate markets, anchored by the Ports of Los Angeles and Long Beach, a deep skilled labor pool, and one of the largest consumer bases in the country. Orange County’s Greater Airport Area, home to LogistiCenter® at 55, remains a highly desirable industrial submarket. Limited Class A supply, high barriers to new development, and access to a skilled workforce and diverse customer base continue to support demand for modern industrial space. With few development and redevelopment opportunities, companies looking to remain close to their existing headquarters and operations or expand within the area have limited options for high-quality, well-located buildings.
“In welcoming this customer to LogistiCenter® at 55, we are pleased we could deliver a project that met the requirements its business needed,” said Elizabeth Kauchak, Chief Operating Officer at Dermody. “Rapid expansion across Orange County’s defense technology sector has added a new source of demand for exactly this kind of space, and LogistiCenter® at 55 was one of the few projects positioned to meet it at scale.”
Dave Desper and Nick Spatafore of CBRE represented Dermody in this transaction and Tucker Hughes of Hughes Marino represented the customer.
