Dermody Announces Acquisition and New Development in Chicago Submarket
Dermody is pleased to announce that it has acquired 251 South Pinnacle Drive in Romeoville, Illinois, located in the I-55 south industrial submarket of Chicago. The 40-acre site will become LogistiCenter® at Romeoville, a 460,428-square-foot Class A logistics facility. It will break ground this spring, with completion anticipated in the first quarter of 2026.
LogistiCenter® at Romeoville offers access to the Midwest’s extensive transportation network. The site is near major interstates and highways, including I-55, I-355, I-80, I-294 and Illinois Route 53. It is also in close proximity to the Union Pacific Joliet Intermodal Terminal and BNSF Logistics Park, Chicago.
“We’re very excited to acquire one of the last industrial sites in the Village, and complete the long-awaited extension of Pinnacle Drive. This modern logistics facility will deliver a significant logistical advantage to our customers at LogistiCenter® at Romeoville,” said Neal Driscoll, Midwest Region Partner at Dermody. “Romeoville’s exceptional transportation infrastructure, combined with its skilled workforce and pro-business climate, creates a strategic logistics hub, which is why so many great companies already reside here.”
LogistiCenter® at Romeoville is a state-of-the-art cross dock facility that will feature an expandable, 3,000 SF speculative office, 40’ clear height, 51 exterior dock-high doors, 4 drive-in doors, 160 parking stalls, up to 141 trailer spaces, ESFR fire protection and LED lighting. The divisible 460,428 SF facility will accommodate a wide variety of uses, making it ideal for advanced manufacturing, e-commerce fulfillment, distribution, warehousing and more.
“This acquisition underscores Dermody’s commitment and long-term investment in the dynamic Midwest market,” said Tim Walsh, Partner and Chief Investment Officer for Dermody. “LogistiCenter® at Romeoville reflects our ongoing strategy of growing and building in key locations where our customers want to be located.”
Dermody was represented by John Whitehead and Adam Roth of NAI Hiffman in this transaction.
