Dermody Properties/DP Partners to develop a manufacturing facility in DP’s LogistiCenter at Sauk Village for Winpak Portion Packaging, Inc.

CHICAGO – Dermody Properties (DP), the parent company of DP Partners, continues its positive momentum nationwide with its announcement of an agreement with Winpak Portion Packaging, Inc. – a leading multi-national packaging manufacturing company – to develop a 267,000 square foot manufacturing facility in the DP LogistiCenter at Sauk Village, Ill.

Winpak Portion Packaging employs approximately 200 people and currently operates a manufacturing facility in nearby South Chicago Heights producing plastic cups and trays for food and beverages as well as other packaging.

The State of Illinois provided a $1.6 million business investment package to Winpak Portion Packaging to help fund the new state of the art manufacturing facility at 1111 Winpak Way, which complements the company’s $30 million investment for land, building and equipment.

The expansion will create 40 jobs once the facility is complete in spring of 2012, with more jobs in the future based on Winpak’s plans to expand the facility to a full 600,000 square feet on the 28 acre site.

“Winpak has a long relationship with the community, going back to the 1960s, when the South Chicago Heights manufacturing facility first began operation. We are very pleased to be able to expand operations within the State of Illinois,” said James McMacken, President of Winpak Portion Packaging.

Andy James, Dermody Properties’ Midwestern Regional Partner in Chicago, and John Atwell, COO of DP, were the Dermody Properties team members who consummated the transaction with Winpak. Justin Fierz and Brian Vanosky of Lee & Associates represented Winpak, and George Cibula of Darwin Realty represented DP. Principle Construction is the general contractor for the build to suit facility.

The Illinois Department of Commerce and Economic Opportunity (DCEO) is administering the business investment package, and the office of Governor Pat Quinn was instrumental in ensuring that Winpak had access to the business investment package. The company is also eligible to receive additional state and local incentives for being located in an Enterprise Zone.

“Mayor Lewis Towers, the village attorney James Vaselli, and the rest of the mayor’s team at the Village of Sauk were instrumental in completing this successful transaction,” said James.  “They worked tirelessly with Winpak and DP to make this project happen. Sauk Village is a great fit for Winpak, and it will be a great boon to the community when Winpak creates forty plus new manufacturing jobs.”

“DP would also like to thank the brokers on the transaction, Justin Fierz, Brian Vanosky and George Cibula, who did an excellent job facilitating a deal, and also Mark Augustyn of Principle Construction for his company’s commitment to building a facility that will suit Winpak’s needs for years to come,” concluded James.

Winpak chose DP’s LogistiCenter at Sauk Village because of its proximity to Winpak’s South Chicago Heights location as well as the rail hub access for potential future rail shipping needs.

“We are very excited that new manufacturing facilities and jobs are coming to Sauk Village,” said Atwell. “In challenging economic times, it’s great to see this sector of industry growing and creating new jobs.”

LogistiCenter at Sauk Village is a 325-acre Class A business park, located approximately 29 miles due south of downtown Chicago in suburban Cook County. It is bounded by Illinois state highway 394 on the east, Cottage Grove Avenue on the west, Sauk Trail on the south and the CN on the north. Located within the heavy industrial Calumet Expressway Corridor, the park has immediate access to IL 394 and is within six miles of I-80/I-94, making it an ideal location for serving the tri-state area of Illinois, Indiana and Michigan.

“I applaud our Midwestern Region Office team for its commitment to creating this successful transaction, and especially the team’s strategic work with Mayor Towers’ office, and also with the State of Illinois for the business investment package,” said Michael Dermody, CEO and Chairman of Dermody Properties. “We are pleased to welcome Winpak to our LogistiCenter at Sauk Village.”
