Dermody and Village of Berkeley Break Ground on LogistiCenter® at Berkeley, the Community’s Largest Logistics Real Estate Development to Date
Dermody broke ground on the LogistiCenter® at Berkeley alongside officials from the Village of Berkeley. The 357,619-square-foot facility, located at 5300 St. Charles Road, will be the largest logistics real estate project of its kind in the Village’s history. This redevelopment of an older, functionally obsolete industrial building serves as part of a redevelopment plan aiming to attract industries that bring jobs to the community and expand the tax base.
“In redeveloping to a modern, state of the art facility, Dermody has positioned itself as a true partner to the Village of Berkeley,” said Robert E. Lee Jr., Village President, Village of Berkeley. “This project is part of a significant investment in the St. Charles Road Business Corridor, designed for others to invest in the area, expanding the tax base and bringing high-quality employment opportunities to the Village.”
When it’s completed, this facility will be the third redevelopment project in the greater Chicago area in recent years, serving as a testament to Dermody’s commitment to the Midwest Region.
“The Village of Berkeley has been an excellent partner in this initiative, demonstrating its commitment to support economic development and expansion in the area,” said Neal Driscoll, Midwest Region Partner at Dermody. “The location of this infill redevelopment project provides an incredible opportunity for our customers to access one of the most important logistics hubs in North America and serve the greater Chicago market from a single location.”
LogistiCenter® at Berkeley will be a Class A facility with 40-foot clear ceiling height, 57 dock-high doors, 357 car parking spaces and 63 trailer stalls. Situated on the corner of North Wolf Road and St. Charles Road, the development has immediate access to Interstate I-290, is within minutes of I-294, I-88, the Union Pacific intermodal facility and is eight miles from O’Hare International Airport.
Available for lease in the first quarter of 2027, the project will be designed to LEED certification standards, consistent with Dermody’s approach to sustainable design and construction across its national portfolio. Dermody is represented by JLL, including Charlie Kenning, Senior Managing Director; Jackie Shropshire, Senior Vice President; and Dan McGillicuddy, Vice Chairman.
