Decades of Sustainable Innovation: How Dermody Builds for the Future in Nevada and Beyond

Dermody has a proven history of innovation, with sustainability woven into the organization’s fabric for more than 35 years. Long before sustainability standards were defined in the industry, Dermody was leading the charge, creating future-proof value for customers and ensuring the communities it serves remain resilient for generations to come.

Green buildings consistently increase asset values and reduce costs, with an average operating cost reduction of 10.5% within the first 12 months. Customers working with Dermody recognize its efforts to help reduce costs and meet their own sustainability objectives. As a recent example, Qualfon originally leased 75,200 square feet of LogistiCenter® at Speedway in North Las Vegas in 2020. The company recently grew its footprint with Dermody in 2025 with an additional 64,400 SF, expanding services to its clients on the West Coast.

“Dermody has gone above and beyond to support us in recording our energy metrics,” said Anthony Nader, Director of Facilities at Qualfon. “We are in a multi-tenant building, and Dermody’s efforts help us track our electricity and water consumption so we can more effectively measure our footprint and meet our sustainability goals.”

According to the U.S. Green Building Council, buildings account for nearly 40% of global energy-related carbon emissions. Dermody’s projects incorporate several features to reduce these environmental impacts, including energy-efficient building envelopes and LED lighting, solar-ready rooftops, low-emitting construction materials, EV-ready infrastructure, and site planning that reduces transportation emissions through access to major freight corridors.

“We incorporate Environmental, Social, and Governance considerations from the very beginning, starting with site selection and design and extending through environmental assessments and project-specific due diligence,” said John Ramous, Nevada Region Partner at Dermody. “These efforts help us build responsibly and contribute to the long-term health of the communities, customers, and stakeholders we serve.”

Regardless of whether customers choose to pursue formal certifications due to time constraints or associated costs, Dermody’s standard design within its logistics facilities is to meet or exceed LEED and ENERGY STAR® standards with LogistiCenter® at Kiley Ranch Building 2 LEED Silver certified and three additional buildings in Nevada undergoing certification. 

“Our legacy of sustainability goes back to the mid-1980s, when we started looking for simple ways to make buildings better,” said Michael Dermody, Executive Chairman of Dermody. “Clerestory windows, skylights—these were early ideas that brought more light into the work area. Today, we carry those principles forward with features like LED lighting and painting interior walls white to brighten the workspace—steps that reduce energy use and make the facility more comfortable for the people who work there. I credit the many designers and architects over the years who have carried those ideas forward.”
