The Dermody Properties Team
James Mascaro is Senior Vice President of Development at Dermody Properties and is responsible for development, planning and entitlements of Dermody Properties projects along the eastern seaboard, including Central Pennsylvania and New Jersey. He also manages and directs development, design and construction teams for client build-to-suit projects, base building shells, tenant fit-outs and contributes as a member of the leasing team. Mr. Mascaro joined Dermody Properties as Mid-Atlantic Development Manager in 2005. He was named Development Director, East Region in 2009 and promoted to Senior Vice President in 2015. In his time with Dermody, Mr. Mascaro has developed over 16 million square feet of distribution facilities valued at more than $1 billion dollars. He has led the company’s efforts in sustainability, having entitled, designed and constructed more than 2.2 million square feet of LEED certified buildings, all of which are fully leased.
Mr. Mascaro is a past member of the Delaware Valley Green Building Council, the Delaware Valley Regional Planning Commission and the Pennsylvania Association of Code Officials, having served on various committees for the different organizations. He holds designations as a Certified Commercial Investment Member (CCIM), a Leadership in Energy and Environmental Design Accredited Professional (LEED-AP) and was a Pennsylvania licensed real estate salesperson. He also serves his home community of Springfield Township, PA as Vice-Chairman of the Planning Commission and as a member of the Construction Code Board of Appeals. He has been an adjunct professor at Philadelphia University, teaching sustainable real estate development on a graduate level.
Prior to joining Dermody Properties, Mr. Mascaro spent 11 years at MT Consulting, LP and at O’Neill Properties Group, LP. He worked on national, regional and local commercial projects. Mr. Mascaro has extensive experience in leasing, development and construction. His proven communication and organizational skills have helped foster relationships with contractors, brokers, design professionals and government personnel.
A native of Philadelphia, he earned a Bachelor of Science from West Chester University and a Master of Science in sustainable design from Philadelphia University. He holds certifications in construction technology and project management from Penn State University at Abington and a Certificate in Financial Management from Penn State University at Great Valley. He maintains a committed interest in development, real estate, finance, project management and construction. He and his wife, Tina, live in Oreland, PA.
