Project Overview

The Logistics Campus is a 202-acre site located at 3075 Sanders Road in Northbrook, Ill. in unincorporated Cook County. The site is currently zoned, C-7, Office/Research Park District. This district is designed to encourage development of large, accessible parcels with architecturally coordinated office and industrial structures in a park-like atmosphere. The existing industrial permitted uses are limited to pharmaceuticals and research and development, and Dermody Properties will seek zoning updates upon annexation into either Glenview, Northbrook or Prospect Heights.

Current plans for development include 3,235,000 square feet of Class-A industrial space across ten buildings (see proposed site plan below).

About the Location

The Logistics Campus is lcoated in the North submarket of Cook County, situated along Interstate-294 just south of Willow Rd. The site is approximately 19 minutes from Chicago O’Hare International Airport, 32 minutes from Downtown Chicago and 30 minutes from Southeast Wisconsin. The area is currently experiencing a very limited inventory for similar leasing options of more than 100,000 square feet.

Objections and Mitigates

Carbon footprint: e-commerce versus retail

Traffic congestion
In 2008, the I-294 overpass was reconstructed and widened to accommodate high traffic volumes exiting and entering the tollway. Additionally, in 2010, the entrance to the Allstate campus with improved with a stop light and turn lanes entering and exiting the site during construction of the mixed-use project north of Willow Road. As a result, the site has extremely quick access to and from the full interchange of I-294. There are also current plans to expand and create sidewalks along Sanders Rd.

Visual and design aesthetic
Existing detention ponds and perimeter landscaping will be leveraged to provide significant setbacks and visual buffers along both Willow Rd. and Sanders Rd.
